I realize that in conversation and oral discussion “but” and “because” often appear in the same sentence together, however, in written Grammar, can these words be used in the same sentence?

Example) I love my new apartment because it is modern, but it is a lot more expensive.

Would there be anything wrong with that?

Tell the fact to him.

Please don’t give colloquial/informal/ spoken usage. State what the ‘laws’ of grammar initially intended.
